A Richmond Home Staging Success Story

When it comes to selling homes quickly and for top dollar, home staging for realtors can be a game-changer. At Seven Hills Designs, we specialize in helping realtors elevate their listings through customized home staging.

Recently, I worked on a Richmond property that sold fast and set a new neighborhood record. Here's how home staging made all the difference.

The Challenge: Empty Rooms and Undefined Spaces

The homeowners of this Richmond home were relocating, and as a result, their home would be vacant.

Despite impressive upgrades, the empty rooms would look smaller than they were, which I knew could limit its appeal and turn off buyers. Empty rooms are tricky for buyers to see past and often make it impossible for them to visualize furnished. Unfortunately, being unable to visualize a room in any other way than it's presented is a common issue for most home buyers. According to real estate statistics, only 10% of buyers can visualize beyond what they are presented with in a home. This means that 90% of buyers, when presented with dated or empty spaces, will not be able to see past them.

Our Staging Strategy: Elevate Each Space with Modern Furni

As the homeowner was removing all their furnishings from the home, we had to bring in all the furnishings, artwork, and decor to stage the property.

We selected modern furnishings in a neutral color palette with soft creams and warm wood tones to complement the Richmond home’s transitional style and elevate each space. We aimed to create highly appealing spaces that would attract home buyers online and sell them on the property when they visited in person.

We curated some beautiful furnishings for this property and staged every space in the home for maximum appeal.

The Success: Sold the First Day on Market

After just one day on the market, the home sold after receiving a record amount of buyer interest. Our clients couldn’t have been more thrilled with the results, especially since there was a fair amount of competition in the area. These results further emphasize the importance of staging your vacant home if you want it to sell quickly and for the most money possible.

According to the National Association of Realtors, homes that undergo professional staging tend to sell faster and at higher prices. In fact, the NAR reports that home staging can lead to properties selling 5-15% above the asking price, offering real estate agents a clear advantage in a competitive market. Staged homes also sell faster—on average 9 days sooner than unstaged properties

Why Home Staging for Realtors is Essential

For real estate professionals in Richmond and surrounding areas, home staging for realtors can significantly boost your listing performance. According to RE/MAX, over 40% of buyers are more likely to schedule a walkthrough of a staged home they viewed online, emphasizing that staging plays a pivotal role in attracting more potential buyers.

Staged homes stand out in a competitive market, allowing buyers to see the property's potential while generating higher offers and quicker sales. By incorporating Richmond home staging into your services, you're setting your clients up for success.
