All Seven Hills Design services start with a 15-minute no-cost call. We will get to know more about your listing and its needs, answer any questions you may have, and share the options for building a custom staging plan for the home.

After our call, you can determine which level of service is best for you. 

Our Options for Owner Occupied Homes are:

  • Consultation Only - You get a step-by-step, room-by-room plan tailored to your home’s needs that we call the “Feel Home Guide” for staging the home yourself.

  • Power Staging - Home Staging Consultation Feel Home Guide + 4 hours of Hands On Staging

  • Ultimate Power Staging: Home Staging Consultation + Feel Home Staging Guide + 7 hours of Hands on Staging

    *If Additional hours or rentals are needed for the home we can create a custom plan and quote based upon the needs and condition of the home after completing the Consultation.

Home Staging Consultation & Feel Home Staging Guide - $300

Perfect for DIY-minded Home Sellers who want a guide but will do the staging themselves.

This guide is customized to your home and selling goals and includes:

  • Buyer demographic research, so we are designing for your typical buyer

  • Checklists for each room of the home

  • Open House Checklist – Showing instructions

  • Curb appeal for first impression impact

  • Recommended furniture arrangement and flow

  • Decluttering, de-personalizing and optimizing space in each room

  • Highlighting architectural features and guiding the buyer’s eyes to notice high-value assets

  • Lighting, window treatments and accessory arrangement and shopping recommendations

  • Color advice and emotional connection points in each space, so buyers fall in love!

We will spend between 2 to 2 ½ hours in the home with the client and the agent going over all components of the home. We will take notes as we walk and talk (and probably drink some coffee!) while keeping it light-hearted showing client’s how to implement all suggestions and plans.

POWER STAGING PACKAGE $700

  • This staging service is all about rolling up our sleeves, following the detailed FEEL HOME STAGING GUIDE and working together to start staging the main areas of the home right away. Things we will focus on include:

    • 4 hours in your house, bringing the guide to life. We start in the main living area installing the recommended Staging Accessories and Art that Client purchased or Rented.

    • If Client is Has chosen a customized Accessory Rental Plan we will help install those in the rooms needed

    • If time permits, we will tackle other key living areas, so your home is show ready

      You will walk away with beautiful “after” photos of your staged rooms and the confidence to execute the rest of the plan on your own.

ULTIMATE POWER STAGING PACKAGE $1000

  • This service simply extends our time together to include a day of rolling up our sleeves, following our detailed Home Staging Consultation and tackling the main areas of the home while staging for photos.

    This service can take up to 7 hours in the home and includes Main living area as described in the Power Staging Package, PLUS

    • Kitchen staging and organizational strategies

    • Main bathroom, master bedroom and bath design

    • Helping Install recommended Staging Accessories and Art that Client purchased

    • If Client is Has chosen a customized Accessory Rental Plan we will help install those in the rooms needed

    • If time permits, we will tackle other key living areas, so your home is show ready

    This is the path to feeling ready for professional MLS photos and knowing the look you want to return to for each showing or open house!

Vacant Staging

Statistics show that Vacant Homes on average spend twice the amount of time on the market as occupied homes and sell for an average of $11000 less.  9 out of 10 homebuyers don’t have the imagination to envision what a vacant home could be.

Pricing for Vacant Staging starts at $1800 and is dependent upon the size and luxury level of the home.
