2024 Home Staging Trends

In 2024, several exciting home staging trends are transforming how properties are presented to potential buyers. At Seven Hills Designs, we help Virginia homeowners and real estate agents improve the marketability, appeal, and perceived value of their homes with customized staging designs.

Here are the top trends for 2024 and how they can benefit home sellers in the Richmond area.

Neutral and Earthy Tones

One of the things I’m glad to see stay a staging trend is the neutral and earthy tones that remain the preferred color palettes for 2024. Over the past few years, I've seen a huge shift from the cooler color palettes with lots of greys and whites that were so popular five years ago. Today, my staging designs feature warm creams, rich browns, organic greens, and inspiring blues to help create beautiful, inviting spaces that buyers rave about.

These warmer colors are perfect for creating that modern farmhouse style that is so popular here in Virginia. As homes in the Richmond area often feature a transitional or sometimes more rustic style, these warm tones help create an inviting atmosphere that appeals to many buyers. For home sellers in the Richmond Area, using these tones in staging can help highlight the property's features and create a cohesive and calming environment.

Keeping It Minimal

In the design world, maximalism is a popular trend. In staging, minimalism still rules. I’m glad about this because I don't recommend creating spaces with over-the-top design styles when selling a home. The minimalism aesthetic, with its clean lines, uncluttered spaces, and neutral color palettes, continues to be a dominant trend in home staging for 2024.

As you can see in some of my recent home staging projects, my approach to staging homes creates inviting and cozy spaces. This style makes it easy for home buyers to appreciate the property without being overwhelmed by over-the-top decorating styles or too much stuff.

By embracing minimalism, home sellers in the Richmond area can add value and appeal to their properties. Buyers are drawn to homes that look beautifully styled but still allow the main features to stand out.

Warm Wood Tones

This staging trend is one that I love because warm wood tones in a home make it so much more appealing. I’m not talking about the yellow wood tones that were so prevalent in the 80s and 90s, but the really dark wood tones of the last two decades are slowly losing favor. The wood tones that are highly sought after fall into the middle between the two former popular trends. White oak is one of the most popular woods, and refinishing cabinets, floors, or even furniture with this type of warm stain gives them a glow and a classic appeal. You can make them more modern or more rustic with the right hardware, and this finish of wood looks beautiful in black or white.

If you’re redoing any space in your home before you sell it, be sure to book a home staging consultation so that you select the right finish to add timeless appeal and value to your property.

In the Richmond Area, where homes feature a lot of wood elements, embracing this trend can add tangible value to your property.

Outdoor Living Spaces

Adding an outdoor living space extends your living space and adds value to your home. Buyers love outdoor living spaces, and if you’re selling your home this summer, creating an inviting outdoor space is critical to adding tangible value and appeal to your home. The National Association of Realtors (NAR) strongly recommends adding an outdoor living space to your home, if at all possible, so that you add value to your home and sell buyers on the lifestyle.

Staging patios, balconies, and porches is a great way to make your home stand out and get buyers dreaming about entertaining outdoors or simply enjoying the space with their families.

When I consult with clients about preparing their homes for sale, I always recommend staging outdoor areas. It’s one of the best—and often easiest—ways to add appeal to any home.

For Richmond Area homes, where outdoor living is highly desirable, a well-staged outdoor area can make a significant difference in attracting buyers and increasing the perceived value of your property. This difference is one of the key reasons why I always include outdoor areas in my overall staging design plan whenever we stage a property.
